International Fire Consultants Ltd. (IFC) is the first consultancy to embrace the new regulatory guidance to provide Fire Safety information - Appendix G.

To ensure that new buildings are built to a standard that is safe in fire, they must comply with Regulations 'B' for England and Wales, normally by satisfying the prescription given in Approval Document-B.

The latest revision (2006 edition) came into effect in England and Wales on 1 April 2007. This edition contains many amendments and is now split into 2 volumes; Volume 1 - DWELLINGHOUSES and Volume 2 - BUILDINGS OTHER THAN DWELLINGHOUSES.

One significant change invloves the introduction of a new Appendix in Volume 2. APPENDIX G: FIRE SAFETY INFORMATION, which has been added in response to the introduction of the Regulatory Reform (Fire Safety) Order 2005 (commonly known as the RRO) as it provides guidance on the new requirement for the fire safety information to be recorded and passed on to the 'Responsible Person'

Peter Jackman, Technical Director at International Fire Consultants Ltd (IFC) said:

"Guidance in Appendix G states that; fire safety information, relating to the design and construction, and the services, fittings and equipment provided in, or in connection with the building or extension which will assist the responsible person to operate and maintain the facility with reasonable fire safety, must be submitted as part of the application".

Previously, there have been informal or Contractual requirements for these types of documents to be included in Operations and Maintenance (Oand M) Manuals. This requirement is now contained within legislative guidance and the information must be available to any nominated risk assessor.

IFC have proactively responded to this change and all fire resistance assessments and fire strategy reports issued by the pracitce are now written to help the designer, owner, operator comply with these requirements.

The amended documents will be useful in Scotland for satisfying th eFirs (Scotland) Act 2005, even though there is no equivalent to Appendix G.
