The recently introduced Regulatory Reform Order not only alters fire safety requirements for organisations employing over 5 members of staff but also affects landlords and housing providers.

The new order also requires that a risk assessment must be conducted in all common areas of flats and maisonettes.

At the beginning of October a woman was trapped in her third floor flat in South East England due to a fire.

The fire developed in an electrical cupboard under the stairs of the converted house rendering the only means of escape useless.

Occupants had to be rescued by the fire service and taken to hospital with smoke inhalation; there were no working smoke alarms within the building and it is currently unclear whether a fire risk assessment was carried out on the premises.

This is just one of many stories that hit the news, fires occur in all premises - residential and commercial - it is vital that all have correct fire precautions.
